City of Globe Building Safety Department;

Whether you are going through a minor remodeling job or major construction, the Building Official wants your project to be a success. Building safety professionals play a major role in keeping the public safe. They can also help avoid potential problems that could put you at risk and cost you time and money.

Before you begin any work that involves construction, visit our local Building Safety Department. We will explain the process, which may include obtaining a building permit, plan review, inspections and zoning. The process is designed to protect the home or building owner and the occupants. The Building Official helps ensure that all residential and commercial buildings, and places of public assembly are built to required building safety codes, which address structural stability, fire safety, plumbing, electrical, mechanical, sanitation, energy efficiency, flood protection and more. The Building Safety Department is responsible for protecting public health, safety and welfare through effective code compliance.

Proper use of the building codes are verified by the City of Globe through a three-tiered process:

Plan Review - Permit Issuance -Inspections

Plan Review

Building plans must be submitted for review to determine compliance with the building, plumbing, electrical, mechanical and adopted City of Globe amendments as well as the City of Globes engineering, fire department and planning & zoning requirements.

Permits

Construction permits are issued after review and approval of construction plans. A completed permit application and plans and any other supporting documents must be submitted to the City prior to beginning any construction project. Inspections

Once a permit is issued, inspections are required at different phases of a project, and are performed to ensure construction is in accordance with approved plans and City adopted codes/amendments. Inspectors and permit technicians attend regular training to keep up-to-date with construction and technological changes.

Zoning

Zoning is a system used by local governments to regulate how land within their jurisdiction can be used and developed. This helps to ensure orderly development, protect property values, and prevent incompatible uses from being adjacent.

2. Separates Incompatible Uses: Zoning prevents incompatible uses from being located next to each other, such as a factory next to a residential neighborhood.

4. Protects Community Values: Zoning can be used to protect the architectural integrity of buildings, maintain historic appearances, and ensure that new development is compatible with existing structures.

5. Manages Development: Zoning helps manage the pace and direction of development, ensuring that it aligns with the community's goals and needs.
6. Influences Property Values: Zoning laws can impact property values, as areas with more desirable zoning designations or those that allow for more diverse uses may have higher values.

Effective as of January 1st, 2025 City of Globe has successfully adopted the 2021 International Building Codes, 2021 International Fire Code and the 2020 NEC Code with amendments as outlined below.

Building Safety Department Hours of Operation (Counter)Monday-Friday 8:00am to 5:00pm, Closed from 12:00pm to 1:00pm for Lunch Break.

Counter permitting hours: 8:00am to 4:30pm

Building Inspections: Inspections are conducted Monday -Thursday 8:00am to 4:30 pm.
