Mission

The mission of the Planning & Zoning Division is to provide comprehensive long-range planning and current land use services to the City and its citizens while ensuring compliance with federal, state, and local laws.

What is the purpose of Zoning

Zoning is a system used by local governments to regulate how land within their jurisdiction can be used and developed. It divides areas into zones, each with specific rules about what uses are permitted, such as residential, commercial, industrial, or agricultural. This helps to ensure orderly development, protect property values, and prevent incompatible uses from being adjacent. 

Here's a more detailed look at what zoning does:

1. Regulates Land Use: Zoning laws dictate what types of buildings can be built on a property, how they can be used, and how they can be expanded in the future.

2. Separates Incompatible Uses: Zoning prevents incompatible uses from being located next to each other, such as a factory next to a residential neighborhood.
3. Provides Order and Stability: Zoning helps create a more orderly and predictable environment for development, contributing to the overall quality of life and property values within a community.
4. Protects Community Values: Zoning can be used to protect the architectural integrity of buildings, maintain historic appearances, and ensure that new development is compatible with existing structures.

The Planning & Zoning Division is responsible for the following:

  • Enforcement of the Zoning Regulations

  • Site Plan review for new development and expansion of existing development

  • Review of subdivisions and minor land divisions

  • Development of new plans and updates to current plans

  • Processing conditional use permits, temporary use permits, rezoning applications, sign permits, and variances

  • HPAC Design Review Submittals
